Preliminary Work Begins at Massive Former Showcase Site

Al. Neyer’s crews are working hard on the beginning stages of construction at the former Showcase Cinemas site in Erlanger, Kentucky. Erlanger Commerce Center is poised to offer a combined 1.7 million SF of industrial space at the intersection of Interstates 75 and 275. Phase I of the project started in August and will feature a 779,720 SF one-story industrial building with 36’ clearance height and 159 trailer storage spaces with cross-dock configuration.

Tree clearing and demolition of the existing structure are wrapping up, and Al. Neyer’s crews are set to start installing utilities this month. Mass excavation for the enormous site will carry on into December.

Aside from the sheer size of the project, Al. Neyer’s crews had to overcome many challenges, including working with Duke Energy to remove a 24” gas transmission main. The removal is expected to happen in January, and is necessary to move forward with both Phase I and II of the project.

Al. Neyer is partnering with Dallas-based Hillwood to develop the speculative industrial site. The pair teamed up previously for Hebron Logistics Center in Hebron, Kentucky.

Construction is planned to be completed in December 2018.
