100% Speculative Building Under Construction at Erlanger Commerce Center
Construction has commenced on Erlanger Commerce Center Building III, a 100% speculative 575,500 SF industrial joint venture between Al. Neyer and Hillwood, a Perot Company. The building will feature 36-foot clear height, 94 dock doors, four drive-ins, 353 car parking spaces and 126 trailer parking spaces with a 56-foot wide column grid. Erlanger Commerce Center is a few miles from the Cincinnati/Northern Kentucky International Airport in Hebron, Ky., and is among one of the most robust interstate highway systems with convenient access to I-71, I-75 and I-275.
Construction crews fought through one of the wettest years on record to stay on schedule to deliver the building in Q4 2019. The slab is being poured and the tilt walls are being formed on site. Taking advantage of the summer weather - the tilt wall erection and steel are planned to begin this month, and the building will be under roof in July.

About The Project
Al. Neyer partnered with Hillwood, a Perot Company, on three Class A bulk industrial buildings totaling 1.7 million SF on the 135-acre former Showcase Cinema site that had sat vacant since 2008. The completed Phase I features a 779,720 SF building spilt between tenants, Duro Bag and Perfetti Van Melle. Construction is also nearing completion for the 301,00 SF Phase II building for Coca-Cola Bottling Company Consolidated.
