Big Co-Working Hub to Anchor Developer’s Debut Office Building

A co-working company based in Amsterdam has signed a sizable lease for an office building that's about to open in the suburban Cool Springs commercial hub south of Nashville.

A spokeswoman for Spaces confirmed to the Nashville Business Journal that the company will open a 43,000-square-foot operation in the Mallory Green building late this year. Spaces will occupy 25 percent of the 175,000-square-foot building, which is the first area project for Cincinnati, Ohio-based real estate company Al. Neyer. The firm is moving its local office, which now has 14 full-time employees, into the building as well.

The lease pushes the proliferation of co-working spaces to another level. Since the start of 2017, seven co-working brands have opened or announced locations in Greater Nashville — a combined 302,000 square feet of office space, including this latest Spaces lease. Global giant WeWork Cos. Inc., valued by its investors at about $20 billion, accounts for 30 percent of that footprint. WeWork and others, such as Industrious and Spaces, have opened two locations.
